A Swannanoa site gets a new life

The 40-acre site of the former Beacon Manufacturing Company (once the largest blanket manufacturer in the world), in the heart of Swannanoa, is undergoing a revitalization. The site has been nonfunctioning since its closure in 2002 and the subsequent fire at the mill in 2003 — but it plans to once again become a thriving area of growth with the development of Beacon Village, a hub for outdoor recreation and industry + residential and commercial uses.
Phase one of the revitalization will include an event lawn and a multi-use bike park from international bike design and construction company Velosolutions, complete with slopestyle, jump lines, and pump track lines. While many of you have been waiting to sell because you weren't sure of where to go, let me share with you what inventory is currently doing so that you know what you can expect to receive from your current home and some options of how we can get you into your next home without having to move twice.
When selling, it is never optimal for the market to be feast or famine. You want an inventory that is steady enough to provide options for your next move, while being short enough to ensure a great return on your sale.
Our lowest inventory numbers in over a decade were reached in July of 2022 with only 991 homes for sale in the entire Asheville market center (Buncombe, Haywood, Henderson, and Madison counties). Today we have 1203 homes for sale, a gain of 21.4% in inventory. While this may not seem huge, it is actually a great rebound from the depletion created by bottom. ...

We are moving on up, folks...yet again!
Buyers are back! And they are back a bit early this year. Already select homes are going under multiple offers in less than 1 day. So let's take a look at what trends are occurring now and where we expect them to go as we kick off the buying season.
In Buncombe county (Asheville), we have seen a gain of 17% in list price from this time last year (up over $100,000!!!). The average list price countywide is now $718,357.
Inventory is on the rise but so is the number of pending sales indicating a strong market this year. We are up 25% in inventory and 15.4% in pending sales indicating that we are almost balanced in the number of homes that are going on and off the market. Days on market until sold is holding at almost exactly the same numbers as one year ago meaning that the increase in price is not affecting the demand.
We are expecting a very active buying and selling season this year.
