Today's market report is going to cover all 4 of the major WNC counties; Buncombe (Asheville), Henderson (Hendersonville), Haywood (Waynesville and Maggie Valley), and Madison (Mars Hill, Marshall, and Hot Springs).
Average Sales Price
We are up in all 4 of the major WNC counties with the largest jump being Haywood county at 8.7%. This indicates that this hidden mountain gem is no longer a secret.
Average Days on Market
The days on market are the total number of days that a property is on the MLS from listing it to completely closed. We are one of the fastest moving markets in the country which is why our days on market are so short.
We are still in a very strong seller's market where we have remained for over a decade.
We may be down in new listings to come on the market slightly but it is remaining steady. A lot of the current activity has to do with the time of year. We usually receive a high influx of sellers to the market beginning in March.
Percentage of list price sellers are receiving at closing
While we may not be at 103% like we were in 2022, sellers are still looking really good with an expected range of 94.8 - 97.3% of list price received after negotiations for repairs and seller concessions during due diligence.
Buyers active in the market (pending sales)
We have maintained a steady stream of buyers through the winter but in the recent weeks that activity has increased. I only expect activity to get even busier as we head into Spring and Summer.
