It's a beautiful day though a bit chilly here in the mountains and we have some lovely mountain properties new to the market!
Here are the latest market stats:
List prices are still on the rise with the average list price at $720,651. That's an increase of 16.2% from the Spring of 2022.
Inventory is up by 29% and homes are staying on the market longer for an average of 64 days receiving 94.5% of list price.
As I scanned the current inventory and homes that are coming soon to the market this morning, I noticed that we have the highest number of available homes in the luxury category (those homes priced over $1M).
There are currently only 61 homes available in Asheville priced under $500,000 and only 7 homes priced under $300,000.
Lesson for this mountain market is that you will need to move quickly on any home that you desire priced in the lower brackets, expect to do some renovations, and be prepared to compromise on condition and location.
