As temperatures drop here in the mountains so are home prices which is great news for those looking to purchase. We are still very much in a balanced market and on our way to a buyer's market throughout the winter season with 5.65 months of inventory holding steady in Buncombe county. Now I am not expecting that to last as we head into the Spring buying season when real estate activity picks up drastically here but if you are looking for something now, it's a great time.
List prices are down 2.7% for an average list price countywide of $550,000.
And the median price per square foot has dropped from the Spring and is now holding steady at $347/sf.
List to sales price is also falling giving buyers more room for negotiation this winter. Sellers are currently receiving 97.37% of list price on average.
