Let's take a look at what the market is doing this week, starting with the number of homes for sale in Buncombe county vs. the city of Asheville.
We currently have 543 homes for sale in Buncombe county and 264 homes for sale in the city of Asheville. Both numbers are on the rise indicating that more sellers are coming into the market every single day.
The average sales price for those homes are also on the rise with an average price of $623,386 in Buncombe county, up 5.1%, and an average price of $655,986 in the city, up 3.2%. Prices are only going to continue to rise, albeit at a slower pace than last year, as we go into the warmer months so if you are looking for a new home, my advice in order to obtain the lowest price possible is to go ahead and start aggressively looking and make an offer when you find that perfect house right away.
Homes are not staying on the market long...33 days before they go under contract in the city and 36 days in the county, but this is an AVERAGE ONLY. I just had one of our listings go into negotiations in less than 24 hours and under contract in 2 days so everything depends upon your price range as to how fast that property is going to move. Homes in the $250,000-500,000 will move the fastest so if that is your budget, you will need to be very diligent and move quickly when you find the right house.
Right now we have equally 2.2 months of inventory in both the city and the county. This means that we are still in a hot seller's market. Expect negotiations to be minimal if a home is priced correctly. Strategize with me when it's time and we can figure out the best terms to get you into your dream home at a great price.

Participating restaurants range from casual to formal dining with an array of tastes for any palate. Each restaurant will be hosting a different special restaurant week offering such as 4 courses for $45, for example. And it's not just the restaurants that are participating; cocktail lounges and brew pubs are getting in on the fun too!
