    Be prepared to make a move! Don't lose the house!

    I see it all of time. Buyers get excited about looking at homes but aren't prepared to act when they find something that they love. Then comes the disappointment when they lose the home of their dreams because it takes them a few days to obtain the necessary documents to make an offer and the seller won't wait. You know why? They don't have to! While you are contemplating your schedule and deciding when the best time for you is to go to a showing, the couple that saw it yesterday is making a great offer. You have to be aggressive and prepared!

    From the time that a beautiful home hits the market, you have about 48 hours to see it and make an offer, that's it! So be prepared to move by following the steps below so when your dream home does pop up you can be the first one to the table.

    How do you get prepared?

    Step #1 Prepare your funding

    Before you even begin to look at properties, you need to know how much you qualify to purchase if you plan on obtaining a mortgage. When making an offer, a proof of funds letter is required if paying cash or a preapproval letter is required if using financing. Start that process NOW before you fall in love with a home. The sellers will not wait for you to gather your documents in order to make a decision on a contract. Properties in Asheville go under contract within 48 hours for prime real estate locations and homes in great condition.

    3. What hobbies do you enjoy? (This lets me know if you need extra storage space for things such as bikes or kayaks.)
    4. Do you work at home?
    5. What are your future plans? (Is there a possibility that you may need a mother-in-law suite?)
    6. Is this a primary home or vacation home?
    7. Are you looking for an investment or permanent settling spot? (This let's me know whether we need to look for a property with short term rental potential)

    Step #3 Be prepared to make a strong move with your offer

    We are entering the height of the buying season and the real estate market of the last 3 years is not for the faint of heart. Please listen to my recommendations and heed my advice for what a strong offer looks like. Also, be prepared to pay well above list price for homes that are in top notch condition and/or prime areas. You will also need to have a hefty due diligence and earnest money deposit in hand. Terms such as extended closing periods and contingency sales will weaken your offer as most sellers are looking for a fast close with no strings attached.
